House prices, from the coast to inland
The Landes notaries publish resale house prices by area. The latest figures cover 1 July 2025 to 30 June 2026.
In between, the southern Landes coast stands at €399,500, the northern coast at €299,400, Dax and Saint-Paul-lès-Dax at €229,800 and the north of the Landes at €165,000 (Notaires de France).
Two markets, two ways to sell
On the coast, it is a second-home market: in Soorts-Hossegor, 63.8% of homes are second homes (Insee, 2023). Buyers come from Bordeaux, Paris or abroad, buy a location and closely compare condition and features. Inland, around Dax, Mont-de-Marsan or in the forest, buyers are mainly local families and workers, very careful about budget, heating and works.
Land follows the same logic: on the southern Landes coast, a building plot sells for a median €164,300 (€265 per m²), against €54,700 in central Landes. A house with a large divisible plot has a very different value in Seignosse and forty kilometres inland.
Coast: check the rules before listing. Coastal towns of the Landes apply the French Coastal Law and, for some, rules linked to coastal erosion. This information appears in the risk report given to the buyer: better to know it before setting the price.
Situations we often see in the Landes
A coastal house owned by several heirs, empty most of the year.
An old half-timbered house on a large plot: real charm, but works the buyer must be able to price.
Sell as one or split off a plot? It depends on the local plan and local demand.
A coastal price for an inland house, or the reverse: a gap that blocks the sale.
