The north of the Bay, a two-speed market
The north of the Arcachon Bay brings together very different markets. Lège-Cap-Ferret, with its oyster villages and peninsula, is one of the most expensive towns on the Atlantic coast: a median €8,193 per m² in the first half of 2026, across 92 house sales, with a price per m² down 13.7% year on year. In Andernos-les-Bains, the median price per m² reaches €4,804, up 5.6% year on year. Arès (€4,390 per m²) and Lanton (€4,020 per m²) remain more affordable, with families working in Bordeaux.
Across the whole Bay, the median price per m² of houses was €4,631 in the first half of 2026 (down 0.7% year on year). These averages hide large gaps: water view, distance to the jetty or harbour, single-storey layout, energy rating and plot size can double prices within the same town.
Situations we often see in the north of the Bay
Bought decades ago, passed on to the children, used a few weeks a year: selling it means the heirs must agree on price and timing.
Owners living in Bordeaux, Paris or abroad: someone is needed on site for viewings, the garden and surveys.
A 1970s-1980s house among the pines, never renovated: buyers on the Bay are demanding and price every item of work.
A large wooded plot in Andernos or Arès: before hoping to split off a lot, check the zoning plan, the Coastal Law and protected woodland.
Land and planning: check before selling
Coastal Law and woodland. The Bay's towns are subject to the Coastal Law (loi Littoral), and some land is classified as protected woodland or natural area. Land that looks buildable is not always so. A planning certificate tells you, before setting the price, what is really possible on the plot.
Conversely, a house that allows an extension, a pool or a second dwelling attracts buyers willing to pay for that potential, provided it is shown in black and white in the file.
