A market of family and holiday homes

In Lège-Cap-Ferret, 65.4% of homes are second homes; in Arcachon, 61.9% (Insee, 2023). Many houses on the Bay are family homes passed down over generations, owned jointly, sometimes in undivided ownership for years. They are also emotional properties, where the sellers' "heart price" often differs from what buyers will pay.

Coastline: the rules affect the price. The Bay's towns are subject to the French Coastal Law (loi Littoral): extending or building is restricted, especially near the shore. An extension, a pool or "building land" advertised without checking can make a sale fail at the notary. Check the local plan and the risk report before setting the price.

Situations we often see on the Bay

The jointly owned villa

Several branches of the family, different views on the price or on selling at all.

The house to renovate near the water

A rare location, but heavy works and strict planning rules that the buyer must be able to measure.

The house at the back of the Bay

In Biganos, Audenge or Lanton, buyers are families working in Bordeaux, watching budget and commute.

The asking price set too high

In a negotiating market, a listing above real sales stays online and loses value.

Does the Coastal Law prevent me from extending my house?

It strongly limits new building near the shore and outside already built-up areas. What is possible depends on the town's local plan: check it before using it as a selling point.

How do you sell a jointly owned family home?

A sale can be decided by a two-thirds majority of the shares, through a notary and then the court. Before that, a price based on real sales often helps reach an agreement.

Should you sell in summer on the Bay?

Viewings peak in summer, but many buyers decide in spring and autumn. A well-presented, correctly priced house sells all year round.
