What slows house sales in Bordeaux

Bordeaux is a city of flats: houses make up only 20.3% of homes in the city (Insee, 2023). House buyers are numerous but very careful. With mortgage rates close to 4%, they price everything: works, energy rating, parking, garden. A house rated F or G, or an échoppe needing full renovation, still sells, provided the price reflects the works and the buyer can estimate them.

Land to divide: check before selling. Many sellers in the metropolitan area believe they can split off a building plot. The Bordeaux Métropole local plan sets precise rules (footprint, height, green space) that vary from street to street. A planning certificate tells you what is possible before you announce a price.

Situations we often see in the area

The family échoppe

A low stone house, inherited, often in need of renovation: sought after, but the price must include the works.

The house with a large garden

In Mérignac, Pessac, Gradignan or Saint-Médard-en-Jalles, divisible land can interest a builder as much as a family.

The shared estate

Heirs living elsewhere, an empty house deteriorating: decisions must be made quickly and together.

The sale that drags on

Viewings but no offer: the problem is often not the price.

What we do for you

We compare your property with real sales in your neighbourhood, check what the planning rules allow on your land, review the listing and documents, and identify the most interested buyers: a family, an investor, a builder or a neighbour. You then know whether to adjust the price, the presentation or the way you sell. The first opinion is free and with no commitment.

Yes, if the price reflects the real cost of the works and the buyer can estimate them easily. A quote or works estimate in the file reassures buyers and avoids heavy negotiation.

It depends on the Bordeaux Métropole local plan and on the plot (access, utilities, footprint). An operational planning certificate gives an official answer within two months.

There is no reliable public figure per neighbourhood. In France, the average is around 110 days (Orpi, September 2026). After four to six months without an offer, change approach.
