All the towns we track: our real property price barometer.
The only area in our barometer where house prices are rising
Of the six areas we track from La Rochelle to the Basque Country, the La Rochelle area is the only one where the median price per m² of houses rose in the first half of 2026: €4,004 per m², up 1.9% year on year, across 547 sales. In La Rochelle itself, 258 houses were sold from January to June 2026 (224 a year earlier), with a price per m² up 1.6% year on year. In Châtelaillon-Plage, the most expensive town per m² in the area, prices reach €4,881 per m² (up 2.9% year on year).
A firm market does not mean every house sells by itself. Differences between neighbourhoods are large: a town house near the Old Port, a 1970s house in Mireuil or Laleu and a seaside house in Châtelaillon do not attract the same buyers or budgets. A town median is a benchmark; the right price is set street by street, from comparable sales.
Situations we often see around La Rochelle
Heirs often live far from La Rochelle. They need to agree on the price, clear the house, gather the surveys and decide quickly before it deteriorates.
In Châtelaillon, Angoulins or L'Houmeau, many sellers manage the sale remotely. Viewings, upkeep and keys become the real issue.
A poorly insulated 1960s-1980s house rated F or G: buyers price the works and deduct them. Better to price them first.
In Périgny, Dompierre-sur-Mer or Nieul-sur-Mer, a garden that can be split into a building plot changes the value. This must be checked before setting a price.
What buyers check closely on the La Rochelle coast
On the coast, the natural risks statement given to the buyer matters: part of the area's coastline is exposed to marine flooding, and buyers know it. A complete file (risks statement, surveys, plans, invoices for works) reassures and avoids last-minute haggling.
Buyers also compare the energy rating, heating costs and distance to the centre, beaches or station. A listing that answers these questions before the viewing attracts more serious buyers.
