The right bank, a way into owning a house near Bordeaux
On the right bank, houses cost much less than in Bordeaux: a median €3,318 per m² in Cenon in the first half of 2026, €3,234 in Floirac and €2,782 in Lormont, against €4,726 in Bordeaux. In Cenon, 59 houses were sold from January to June 2026 (50 a year earlier), with a price per m² up 5.2% year on year. In Floirac and Lormont, there are too few sales to give a reliable year-on-year change.
The tramway, the Parc des Coteaux, the Arkéa Arena and the Simone-Veil bridge have brought these towns closer to central Bordeaux. Buyers are mainly families and first-time buyers who cannot find a house within budget across the Garonne. They compare neighbourhoods street by street: lower Cenon, the hillsides with a view and the residential areas of Floirac or Lormont are not priced the same.
Situations we often see on the right bank
A 1950s-1970s house on the hillside, inherited by children living elsewhere: they need to agree quickly before it deteriorates.
Older construction, energy rating F or G: the price must include the works, and buyers must be able to estimate them.
On the hillsides as in residential areas, a large garden may allow a building plot to be split off, depending on the Bordeaux Métropole zoning plan.
Listed for months, viewings but no offer: before cutting the price, find out what buyers dislike about the property.
Dividing land: what the zoning plan allows
Check before setting a price. The Bordeaux Métropole zoning plan sets, area by area, building footprint, height, share of green space and setbacks. On the hillsides, slopes and woodland add constraints. A planning certificate officially states what is possible on the plot.
A house with genuinely divisible land may interest a builder or someone wanting to build as much as a family. Selling the house and the plot separately, or together, changes the total price: a decision to take before listing.
